Buying at Owl’s Head

Looking for a slopeside condo, a cottage or a property near Lake Memphremagog at Owl’s Head? Before becoming a broker, Yanick Beaupertuis, residential and commercial real estate broker, spent nine years working on the tourism and real estate development of the Owl’s Head destination. Owl’s Head at a glance

Owl’s Head is a four-season mountain resort in the Township of Potton, on the west shore of Lake Memphremagog, near the village of Mansonville, less than 2 hours from Montreal via Highway 10. The ski area, opened in 1965, has 50 runs and 6 lifts with views of the lake. In summer, the 18-hole golf course designed by Graham Cooke plays at the foot of the mountain, and the marina, the beach and the nearby Vale Perkins wharf give access to the lake.

  • Services: the village of Mansonville, a few minutes away, has local shops, two elementary schools (English and French) and a CLSC service point.
  • French high school and emergency room: in Magog, about 40 minutes away.
  • Properties: slopeside condos and townhouses, wooded building lots, cottages and country homes, properties near the lake.

7 condossold in 12 months: each condo is valued case by case

The market is small: 63 residential sales in 12 months in Potton, 55 of them houses. The rise in the median price (+38%) rests on few sales and should be read with caution. Good news for buyers: there are more properties for sale than a year ago (121 new listings, +16%). For condos, where sales are rare, we compare similar sales over recent years at Owl’s Head and at nearby resorts.

Buying at Owl’s Head: what to check

  • Real slope access. “Ski-in ski-out” should mean leaving and coming back on skis, with no car or shuttle. Have it confirmed for the specific unit, not just for the project.
  • Condo fees and the contingency fund. Ask for the budget, the contingency fund study, recent minutes and the history of special assessments.
  • Short-term rentals. They depend on the Township of Potton’s zoning, the declaration of co-ownership and the mandatory registration of the tourist accommodation establishment. Get written confirmation before you make an offer.
  • The marina and clubs. Rights tied to the marina or a beach club follow each club’s rules. Ask in writing what is transferable and what requires a membership and initiation fees paid by the buyer.
  • Winter access. Public or private road, snow removal, driveway slope: what is charming in July has to work in February too.
  • Land transfer duties. Budget for Quebec’s welcome tax: calculate it here.

Buying new construction: your protections

In a new project, the developer has its own team on site. You are entitled to yours. Before you sign, ask these four questions.

  1. The preliminary contract and your right to withdraw. If you buy a new house or condo from a builder or developer to live in yourself, Quebec law requires a preliminary contract and gives you 10 days to withdraw (article 1785 of the Civil Code of Québec).
  2. The warranty plan. Check whether the property is covered by the guarantee plan for new residential buildings administered by Garantie de construction résidentielle (GCR). Coverage depends on the type of building and the contractor.
  3. Co-ownership documents. For a condo, ask for the information note, the draft declaration of co-ownership, the projected budget and the rules of use, including rentals.
  4. Dates and your deposit. Read the clauses that allow delivery to be postponed, for how long and for what reasons, and ask how your deposit is protected.

Transparency. BEAU has business relationships with some developers in the area, including Destination Owl’s Head. When that is the case, we disclose it to you in writing before any offer, and your brokerage contract states who pays our remuneration.

Buying from Montreal, Ontario or the United States?

Don’t live in the area? We support you remotely: shortlisting properties, video tours, service in English and French, and coordination of the inspection, financing and notary. Buyers who are neither Canadian citizens nor permanent residents should also check the federal rules on buying residential property with a notary or lawyer.

Frequently asked questions about buying at Owl’s Head

How much does a property cost at Owl’s Head?

Over the 12 months ending Q3 2026, the median price of a single-family home in Potton, where Owl’s Head is located, was $741,687, according to the QPAREB through the Centris system. It is based on 55 sales and varies widely with the view, slope access and proximity to the lake. Condos sell too rarely for a reliable median: each one is valued case by case.

Are there ski-in ski-out condos at Owl’s Head?

Yes, slopeside condos and townhouses. Have the real access of the specific unit confirmed, though: leaving and coming back on skis, with no car or shuttle.

Can I rent out my property short term at Owl’s Head?

It depends on the Township of Potton’s zoning, the declaration of co-ownership for a condo, and the mandatory registration of the tourist accommodation establishment. Get these confirmations in writing before you sign an offer.

Do I need a broker to buy in a new development?

It is not mandatory, but the developer has its own sales team. A broker who represents you under a buyer brokerage contract defends your interests: price, preliminary contract, warranties, dates. Depending on the project, the broker’s remuneration may be paid by the developer; we confirm it in writing before any offer.
